Mr. Williams explained that there was no underground storage <br />on the site and there will only be fuel in the trucks and no hazardous <br />materials in transportation on the site. <br /> <br />Member Hanus reminded the applicants that exterior trash compactors are <br />not allowed in Roseville. She stated that there was little demand for all <br />the office area in Roseville but that there is a need for this type of use. It <br />will provide jobs but does not provide a high intensity use. <br /> <br />Member Roberts commented that given the surrounding area, this type of <br />project is a good use for the site. He noted that the Comprehensive Plan <br />is under review. He expressed concern about evergreen landscaping and <br />traffic. He also noted that pollution, drainage, and runoff are concerns. <br />The appearance of this building from all public streets will be important. <br />Chairperson Wietecki reminded the applicants that Roseville requires <br />buildings to have four fronts. <br /> <br />No action was taken. <br /> <br />(b) Sketch Plan Review for CSMlEttinger Site to be called the Roseville <br />West Business Center. <br /> <br />City Planner Michael Falk provided a background report dated November <br />10, 1993 in which he described the proposed use and redevelopment of <br />the existing Ettinger Truck site of approximately 14 acres, currently zoned <br />1-2. The applicant, CSM, proposes to demolish portions of the existing <br />building, reconfigure the site, modify the exterior of the remaining <br />buildings and, when completed, have a total constructed site of214,625 <br />sq. ft. The staff and applicant are asking for informal feedback and <br />reaction from the Planning Commission to the development. <br /> <br />Mr. Murray Kornberg described the site plans and three building projects. <br />He also described the architectural finishes for the proposed buildings and <br />Kornberg described the underground contamination problems which <br />
