<br />ROSEVILLE PLANNING COMMISSION <br />November 10, 1993 <br /> <br />Page# 14 <br /> <br />Proposal <br /> <br />City Planner Mike Falk provided a background review of the Beltmann <br />North American/Space Center proposal to construct a 121,000 sq. ft. <br />distribution warehousing and national office building on a site located on <br />the north side of County Road B-2 and west ofI-35VV. The Commission <br />was asked to provide direction regarding the request to rezone from B-6 <br />to B-3 in this area. <br /> <br />Mr. Dan Williams, Director of the Space Center, distributed packets to <br />the Planning Commission and described the project in detail, including the <br />site planning, existing uses that surround the site, and the elevations of the <br />building. <br /> <br />Member Wall asked if there was future expansion, how many trucks <br />would be on the site. VVilliams responded that there have been no studies <br />of truck volume for the expanded site to date. <br /> <br />Chairperson Wietecki described the existing land use plan which calls for <br />higher density office park in this area. He also noted that the Planning <br />Commission and City Council are reviewing the City's comprehensive <br />plan to determine what the use and density should be for this area. <br /> <br />Member Wall explained 'that the City Council and Commission have <br />agreed that the City should attempt to reduce the trucking in the Roseville <br />community, especially east of Highway 35W. He expressed concern with <br />approvals that would lock the City into a type of development on this <br />entire area. Chairperson Wietecki noted that this would restrict offices in <br />this area for a long time. Member Rengel stated that, with the adjacent <br />land uses, this is a substantial improvement to the area. Member Thomas <br />stated that the City has had a difficult time attracting strictly commercial <br />office buildings and that the area is built for truck traffic. The City should <br />look at some type of transitional projects with better site planning for thisearea. <br /> <br />Mr. Williams explained that the trip traffic in this project would enter the <br />site early in the morning and late afternoon and stay overnight before <br />
