<br />ROSEVILLE PLANNING COMMISSION <br /> <br />6 <br /> <br />Thursday, December 9, 1993 <br /> <br />Mr. Johnson said that Lovell and Grandview Avenues should accommodate 300- <br />500 vehicle trips per day. This level could double if the majority of the vehicles <br />from the Grandview project used Grandview Avenue. Mr. Johnson noted that, <br />if retail or service uses were proposed on this site instead of townhomes, the <br />traffic volumes along Lexington and Grandview would be significantly more than <br />any residential development. <br /> <br />Dan Ogren, Marketing Director for Good Value Homes, explained the changes <br />in the architectural design including new roof lines, two-car attached garage, two <br />different interior designs with one of 1450 sq. ft. and the other of 1350 sq. ft., <br />the inclusion of fireplaces, and the exterior maintenance-free siding. Ogren <br />noted that the price range for these units will be $85,000 to $95,000 each. He <br />said the market for these units will be a broad spectrum of buyers including <br />young professionals, starter-home families, and some empty-nesters. <br /> <br />Mr. Peterson explained the site plan in detail especially the open-space area at <br />the north end of the site. Member Rengel asked whether a different design of <br />building, especially a condominium building along the south side of the project <br />with a tuck-under garage parking would be feasible. Mr. Peterson explained, <br />that's not the type of building that Good Value builds. Peterson said that the <br />development could have smaller units and provide more green space. <br /> <br />Citizens <br /> <br />John Sazma, 1055 West Grandview stated that he was one of four families that <br />has lived at the intersection of Lexington and Grandview for 40 years and found <br />that it is impossible to enter Lexington Avenue in the morning headed south. <br />Residents must go east to Chatsworth first. He noted the project does not solve <br />all of the traffic problems at the site. <br /> <br />Mrs. Clair Sazma, 1065 Grandview, stated that Grandview has become the route <br />by which fire trucks, delivery trucks, and ambulances head to the nursing home. <br />There is no parking in front of the homes. An additional driveway from the <br />Grandview project would enter onto Grandview Avenue directly in front of her <br />yard. <br />
