<br />ROSEVILLE PLANNING COMMISSION <br /> <br />7 <br /> <br />Thursday, December 9, 1993 <br /> <br />Bev Kroschal, 1085 Grandview, stated that it was hard to get onto Lexington <br />Avenue from Grandview, and the traffic from Lovell uses Grandview. She <br />stated that the plan is a vast improvement from past proposals. <br /> <br />Mary Ann Mark, 1039 Grandview, stated that the traffic is the most difficult part <br />of this project, especially at Lexington and Grandview. If this project were <br />approved, what would stop the project from being used as a rental project. No <br />further comment was offered from the public. <br /> <br />Chairperson Keith Wietecki closed the public hearing. <br /> <br />A general discussion ensued among Planning Commission members regarding <br />density of Calibre Ridge and at other sites throughout the community. The <br />Commission also discussed traffic movements to the north onto Grandview and <br />the amount of headlights that would be flashing into homes along Grandview. <br />Commission members asked for more details regarding open space and the <br />amount of ponding on the site. <br /> <br />Member Thomas asked why yield signs are placed on Grandview, and wondered <br />if creative ways could be developed to move traffic. In particular, she asked if <br />Grandview could be designed as a one-way to the east. <br /> <br />Chairperson Wietecki expressed concern with the traffic on the site, but <br />understood that more traffic would occur if the project were zoned and used for <br />business purposes. He also expressed concern about the density on the site and <br />said that ten units per acre on their own "footprint" is too dense. <br /> <br />MOTION: Wietecki moved, seconded by member Thomas to continue the <br />public hearing to the January 12, 1994, meeting, and asked that the developers <br />consider more creative land uses with the same density and more open space, <br />more details on landscaping, more details on the architectural elevations from the <br />northwest and from the northeast, and more details on storm water and ponding <br />methods. <br /> <br />Roll Call: <br /> <br />Ayes: Sandstrom, Rengel, Thomas, Wall, Wietecki <br />
