<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday, January 12, 1994 <br /> <br />10 <br /> <br />being handled by the small surge pond. The commission also asked for clarification <br />regarding the geo stone entry at the northeast end of the site which would be utilized <br />for emergency access from Fairview Avenue. <br /> <br />Mr. Bob Porter, Land Development Associate with the Rottlund Company, distributed <br />traffic studies, resale value studies and safety and crime comments regarding the <br />Rottlund projects in other communities. He explained in more detail the revised site <br />plans, grading plans, and berm line. He explained the redesign of the parking lot and <br />the parallel parking areas within the project. Members Thomas and Rengel asked for <br />clarification regarding the amount of impervious surface that would be saved by the <br />new configuration of the site plan as well as clarification regarding the slope on the <br />road system, especially at the south end of the site. <br /> <br />Mr. Don Jensen, Land Development Associate with Rottlund Companies, explained the <br />need for affordable housing and the circulation patterns within the project area. He <br />explained that 50 percent of the owners will be single females, 15 percent single males, <br />10 percent empty-nesters, and 25 percent others. There is approximately .25 children <br />per unit. <br /> <br />Member Wall asked for clarification as to where the children within the project would <br />play. Mr. Jensen explained that the children would be encouraged to use the adjacent <br />schoolyards as well as the park on the east side of Fairview Avenue, but that there <br />would be no play areas within the project itself. Member Wall asked for clarification <br />regarding the sales price of the individual units. Jensen responded that the units will <br />be priced at between $60,000 and $80,000 per unit. Each unit will have one enclosed, <br />single-car garage. Jensen explained in detail the elevations and floor plans of this <br />special type of housing at the Corpus Christi site. <br /> <br />Chairman Wietecki then asked for questions or clarifications from the audience. <br /> <br />Citizens <br /> <br />Tom Caswell, 2100 Fairview Avenue, asked whether the slope was 8 percent or 16 <br />percent in the driveway areas. <br />
