<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday, January 12, 1994 <br /> <br />6 <br /> <br />MOTION: Member Wall moved, seconded by Harms, to recommend approval of the <br />zoning change from R-3A and B-1 to Planned Unit Development (PUD), and to change <br />the Comprehensive Plan from limited business to high-density residential with the <br />following conditions: <br /> <br />a. Sidewalk is required along Grandview Avenue. <br /> <br />b. That a traffic study be done. <br /> <br />c. That a storm sewer study be done to determine if the existing storm sewer <br />in Lexington Avenue can handle the additional runoff. <br /> <br />d. That all curb cuts must be done as per Roseville's standards. <br /> <br />e. That all utility placement must meet Roseville standards. Those utilities <br />proposed to be turned over to the City for maintenance and ownership <br />require a one year maintenance warranty. A utility easement would be <br />required to cover those utilities proposed to be given to the City. <br /> <br />f. The connections to the existing sewer and water mains on the Grandview <br />side of the property must meet Roseville standards. The street must be <br />replaced per Roseville standards. <br /> <br />g. Three of the five legs of new watermain to the south of Lovell Street are <br />dead-end lines without hydrants on them. They need to be connected to <br />the legs east or west of them to provide better water standards or hydrants <br />need to be added to the ends of the lines. Water lines that are not dead- <br />end lines provide better water quality and pressure. <br /> <br />h. New driveway openings must meet Roseville standards. <br />
