City of Roseville Planning Commission Minutes <br />Wednesday, June 8, 1994 <br />MINUTES <br />Mr. Ed Cunningham, 1857 Eldridge Avenue West, stated he was concerned about density <br />on the site and the incompatibility of land uses. He noted that 80 percent of the neighbors <br />on Eldridge are concerned about density. Cunningham asked for details regarding the <br />long-term plans for the school on the site regardless of whether its Waldorf or Corpus <br />Christi. He asked that if senior development is approved, no other development be <br />approved on the site. Cunningham asked for long-term assurances that this project is for <br />seniors and not for low-income housing. He asked if there really was a need for more <br />senior housing. Mr. Cunningham asked how visible the three-story building would be and <br />asked that additional screening be added. <br />Ellerd Solfest, 1781 West Eldridge, asked for another entrance for vehicle garage space. <br />He also commented that the entrance on County B would help. He was opposed to a <br />pond on the south edge of the project. He asked that the project remain for seniors and <br />not change affordable apartment units. <br />Fred McCormick, 1773 West Skillman, stated he was supportive of having the church do <br />planning for the entire site. <br />Chairman Wietecki stated that the developer must talk with Father Nygaard regarding the <br />entire site Planned Unit Development requirements. He asked the developer to consider <br />whether the rectory could be moved and the housing replace it. He also commented that <br />this was a better plan than the previous plan. Wietecki asked that the developer prepare a <br />deed restriction which could be filed for the senior housing site. He asked that the staff <br />work with the city attorney on preparation of such documents. There was no further <br />comment. <br />(e)Projects on the Schedule for Next Month's Meeting <br />City Planner Mike Falk listed a number of projects including Pineview Overlook <br />Townhouse project, Midas Muffler Shop, The Shoreland Ordinance, and the <br />Comprehensive Plan Hearing for the July meeting of the Planning Commission. <br />Chairman Wietecki asked the staff to prepare a senior housing market study to indicate <br />how many units are in the community as well as how many may be needed. <br />The meeting adjourned at 12:25 p.m. <br />16 <br />
