(e) Planning File 2693 <br /> <br />Robert Bigelbach's request for preliminary plat approval at 400 West County Road B. <br /> <br />Chairman Keith Wietecki opened the public hearing and requested a background report <br />from Michael Falk. Michael Falk responded that the Bigelbach request is to combine the <br />lot he owns at 400 West County Road B and a lot at 397 West Eldridge Avenue, then plat <br />the two parcels into 3 single family lots. One of the lots would front on County Road B <br />and have the existing house. The other two lots would ITont on Western Avenue. The <br />property to be re-plated would combine and then re-plat 1.40 acres with 136 feet of <br />frontage on County Road B, and 155 feet ofITontage along Western Avenue. <br /> <br />Mr. Falk noted that the lot sizes of each proposed lot would be in excess of 11,000 square <br />feet; whereas, the ITontage on parcels A and B would be 77.5 feet which is consistent with <br />lots in the area whose general ITontage is 75 to 80 feet. Mr. Falk also noted that the <br />Engineering Department had reviewed the project, and indicated it will be necessary to <br />build sewer and water connections to the two lots being created Western. The <br />Engineering Department also pointed out that new curb cuts along W estern Avenue will <br />have to be created for driveways. Parcel A will required some filling and a careful review <br />of drainage patterns prior to issuance of a building permit. <br /> <br />The Planning Staff recommended that the Bigelbach request for preliminary plat consisting <br />of3 lots at 400 County Road B be approved with the stipulation that the setback variance <br />request will not be part of the building permit application for these lots. <br /> <br />Mr. Bigelbach spoke in favor of the project. <br /> <br />Chairman Wietecki asked for comments ITom the public. There were none. <br /> <br />Chairman Wietecki closed the public hearing. <br /> <br />MOTION: Member Roberts moved, seconded by Member Sandstrom, to recommend <br />approval of the 3 lot preliminary plat at 400 County Road B with the stipulation that <br />setback variance requests will not be part of the building permit applications for these lots. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Thomas, Wall, Roberts, Sandstrom, Rengel, Wietecki <br /> <br />Nays: None <br /> <br />6.
