Mr. Falk noted that there are 3 new lots to be platted on the west side of the cul-de-sac.
To the east ofthe Woessner site is a 47 foot wide parcel. Th eowner thinks the 47 foot
parcel is also developable.

Chairperson Wietecki asked ifthere are other 47 foot lots in the area. (no).

Member Thomas asked if the fire staff has reviewed this proposal. (no) Has there been
one on a cul-de-sac before?

Chairperson Wietecki asked about the flag lot to the east.

Member Wall asked if the 73 foot wide lot should be expanded to 85 feet and reduce the
flag lot drive area. He preferred a narrower flag and allowing both lots, based, in part, on
the past log approvals.

Tom Woessner, on behalf of Mary Woessner, the property owner, noted that lots on
County Road B are less than 85 feet in width.

Chairperson Wietecki stated his concern was for the 47 feet to the east which, if not
included, would be a wasted parcel. Tom Woessner agreed and felt that eventually the
lots should be combined. Could a normal house be placed in the proposed Lot 1 without
varainces? (Yes, with design details ).

Member Harms asked if 3 lots could be created if lots 1 and 2 could be combined with the
47 foot wide lot. (It may be possible).

Member Wall asked whether the sewer line served the neighborhood? (yes).

Dave Woessner asked if the applicant should proceed with the 2 lot subdivision. The
Commission consensus was to proceed but to work with staff and adjoining neighbors.

8. INFORMA TION REPORTS AND OTHER BUSINESS:

a. Park and Recreation Commission request for separate zoning classification for public
land.

Staff was directed to prepare a schedule for spring hearings on zoning.

MOTION: Member Wietecki moved, seconded by Member Thomas to endorse the Park
and Recreation Commission recommendation for a Trail and Pathway Committee to
complete a trail plan as expeditiously as possible.

4
