<br />Chairperson Wietecki asked whether a road can extend north to Owasso Boulevard <br />(railroad crossing, pipeline, and grades). <br /> <br />Chairperson Wietecki asked if all roads would be public? (Yes) <br /> <br />Marty Harstad, developer, explained his development relationship with Roberts and <br />Grauel. The issues are: <br /> <br />a. pipeline <br />b. terrain changes from Pratt Townhomes <br />c. consistency with School District site plan <br />d. NURP ponding <br />e. roadway connections to Grauel <br /> <br />Member Thomas asked how the units along the east edge are accessible? Would the <br />association maintain all driveways? Member Thomas asked if a fire truck could reach <br />these end units? She also asked if these units will look like the units he has proposed <br />on the southwest comer of the school site? <br /> <br />Member Sandstrom asked where the maximum allowed 1000 foot cul-de-sac ends on <br />the Roberts site? Member Sandstrom also asked if flames from a pipeline rupture <br />would affect the housing? He asked if the Grauel property would help in the overall <br />design? Are all the backsides of these units discharging onto steep slopes. The <br />developer should convey roof water to the street side of the units. <br /> <br />Member Sandstrom asked about the status of the Pipeline Safety Committee. What <br />was their recommendation? (100 foot setback from pipeline) <br /> <br />Member Thomas asked if pipelines carry chemicals other than petro products? (petro <br />products only as per pipeline safety committee). <br /> <br />Chairperson Wietecki asked for sizes of units. (1900 sq. ft. and 1500 sq. ft.) <br /> <br />Member Thomas asked for clarification of timelines as compared to School District. <br />(Hope to work with District, but does not anticipate a 3 year time frame, probably 2 <br />years). <br /> <br />Member Thomas asked for landscaping appearance from wetland areas. Chairperson <br />Wietecki stated the project must be unified in design with the School District <br />property. The staff should look at road looped to Western. <br /> <br />d. Zoning Revisions and RFP Discussion <br /> <br />Dennis Welsch asked the Commission for direction regarding: <br /> <br />1) Zoning ordinance and map changes via incremental approach throughout year. <br />Staff is to develop a proposal on how to schedule this set of hearings. <br />2) RFP distributed for Arana and I35W/36 sites. <br /> <br />7 <br />
