<br />Plan? <br /> <br />John Ryden, representing developer John Allen, stated that the I-I project (similar to <br />Twin Lakes project) would be complimentary to uses along County Road 88 and east <br />of County Road 88. The development needs variances to setbacks in order to make <br />full use of the site. The developer will screen the west side of the project with <br />machine moved trees. Ryden explained other projects Allen has completed. <br /> <br />Member Thomas stated she had concerns about light industrial adjacent to R-l areas <br />north and west. In the Comprehensive Plan, density was reduced to make it more <br />compatible with neighbors. <br /> <br />Chairperson Wietecki expressed concern about the possible noise of a heavier <br />industrial user. He asked what would happen if developer acquired 3 adjacent lots to <br />the west. <br /> <br />Ryden stated that this is a poor housing site adjacent to a highway and across the <br />street from the tank farm. <br /> <br />Member Thomas stated a more compatible use would be an office/showroom. <br />Member Harms stated that light industrial trucks cause a problem. <br /> <br />Member Wall stated the site is difficult and light industrial is not the right fit for this <br />site. <br /> <br />Member Sandstrom asked for access points on the site (only on C-2). <br /> <br />Ryden stated the site could be used for light medical and medical assembly on the <br />site. <br /> <br />Chairperson Wietecki stated there may be better locations and this site may have <br />neighborhood opportunities. <br /> <br />Chairperson Wietecki asked if adjacent neighbors know what was proposed? <br />(Neighbors are elderly, not interested in selling the site). <br /> <br />c. Harstad Development on Robert's Property <br /> <br />Michael Falk provided a background report, noting the need to change the <br />Comprehensive Plan and zoning in a similar manner as the School District. <br /> <br />The issues include: <br /> <br />a. the length of the cul-de-sac <br />b. the reconfiguration of the entry drive from Western <br />c. relationship of units to pipeline (setback 50' minimum). The developer <br />proposes to deal with this by grade separation. <br /> <br />6 <br />
