PUBLIC HEARINGS: <br /> <br />(b) Planning File 2735: Victoria Murray request for division of platted lot at 998 <br />West County Road B. <br /> <br />Chairman Keith Wietecki opened the public hearing and requested City Planner Michael <br />Falk to provide a background report regarding the request. Victoria Murray owns a lot at <br />998 West County Road B. The lot is 297 feet in depth and extends from County Road B <br />through to Burke Avenue. A single family home is located on the north half of the lot <br />fronting on County Road B. Ms. Murray's proposal is to divide the lot into two single- <br />family lots with one lot fronting on County Road B and the other on Burke A venue. The <br />property is 28,215 square feet and located in an R-l zone. It has 95 feet of frontage on <br />County Road B. The new lots would be 14,345 feet (parcel A) and 11,020 square feet <br />(parcel B) each with a lot width of 95 feet. The two proposed lots meet or exceed <br />Roseville's standards for lot size and width. The existing house on parcel A does meet all <br />setback requirements. Parcel B is large enough to build a single-family home without the <br />need for a setback variance. Utilities are available to the site. City engineers have <br />pointed out that there will be a need for 10 feet of right-of-way dedication along County <br />Road B and a 30 foot right-of-way for Burke Avenue is this subdivision is approved. <br />Member Thomas requested more information on the policy regarding dedication of right- <br />of-way along County Road B. <br /> <br />No comments were offered from the public. <br /> <br />Chairman Wietecki closed the hearing. <br /> <br />Motion: <br /> <br />Member Thomas moved, seconded by Member Sandstrom, to recommend <br />approval of the Victoria Murray lot subdivision at 998 County Road B, <br />exclusive of right-of-way dedication along County Road B pending review <br />of the dedication policy, but accepting a 15 foot additional dedication <br />along Burke Avenue to establish a 30-foot half right-of-way. <br /> <br />Roll Call: <br /> <br />Ayes: <br />Nays: <br /> <br />Wall, Sandstrom, Rengel, Harms, Thomas, Wietecki <br />None <br /> <br />6. <br /> <br />(c) <br /> <br />Planning File 2737: Clifford Lund's request for a division of Platted lot at 2852 <br />Lakeview Avenue. <br /> <br />2 <br />
