<br />Chairman Keith Wietecki opened the public hearing and requested Michael Falk to <br />provide a background report. Clifford Lund, representing Alice Tedrow the owner of the <br />property at 2852 Lakeview Avenue, requests the subdivision of a parcel of lots 12 and 13 <br />from 1 tax parcel into 2 tax parcels, thus allowing Alice Tedrow to sell lot 13 which is <br />currently vacant. The Tedrow property is 28,070 square feet in size and is located in an <br />R-l zone. Both lots have 80 feet of frontage on Orchard Lane and are at least 175 feet in <br />depth. The lots meet all city size and setback standards with the exception of lot width. <br />Lot width along Orchard Lane is 80 feet; 5 feet short of the required 85 feet code <br />requirement. Michael Falk pointed out that a number of lots in this area are platted to <br />that 80 feet of frontage, and these lots would be consistent with other lots in the area. He <br />recommended that a reasonable condition of approval would be to stipulate that building <br />permits for the newly created lot 13 not include a request for variances to the setback <br />requirements. <br /> <br />Member Sandstrom asked for clarification regarding what was the frontage for lot 12 at <br />the comer of Orchard and Lakeview? Michael Falk responded that, based on the city <br />code, the shortage frontage on a comer lot is the front of the lot. <br /> <br />Chairman Wietecki asked if there were drainage problems and how would the building <br />permit address this? Lon Aune responded the city will review drainage plans when the <br />building permit is submitted. <br /> <br />Cliff Lund was present and had no comment. <br /> <br />Eric Lilihaugen, owner of the lot adjacent to lot 12, asked what the setback requirements <br />would be on lot 13? Michael Falk responded that lot 13 will meet all setback <br />requirements including a 30 foot front yard and rear yard setback. <br /> <br />Chairman Keith Wietecki closed the hearing. <br /> <br />Member Sandstrom moved, seconded by Member Rengel to recommend <br />approval of the subdivision for Alice Tedrow, represented by Cliff Lund, <br />with the stipulation that the construction and building permit on lot 13 not <br />require variances.
