<br />City of Roseville <br />Planning Commission Minutes <br />July 12, 1995 <br /> <br />Chairman Wietecki stated that the amount of increased traffic on County Road C would <br />not be noticeable. Chairman Wietecki indicated that the developer should provide more <br />detailed landscape plans, more detail on exterior materials, and what the project would <br />look like from Aladdin Avenue. <br /> <br />Member Sandstrom indicated he liked the concept and that he did not have a problem <br />with access to the site or the pond locations. Member Sandstorm encouraged the <br />developer to soften the transition to single-family by reducing the density on the west. <br />Member Sandstrom indicated that a developer could possibly look at eliminating the <br />single-family on County Road C and then shifting some of the townhouse density to the <br />east end. <br /> <br />Member Thein asked if the design was the outgrowth of the neighborhood meetings. <br />(Yes) Member Thein stated that the development is heading in the right direction, that <br />the density and traffic impact appeared to be minimal. <br /> <br />Member Wietecki expressed a concern about having additional single-family on County <br />Road C. <br /> <br />The meeting recessed at 11:12 p.m. and reconvened at 11:23 p.m. (Member Thein did not <br />return because of illness.) <br /> <br />Chairman Wietecki expressed a concern that the Kettler project was being designed by a <br />"committee" and, therefore, the developer is not being able to come up with the best, <br />creative design. Chairman Wietecki mentioned the Ivy Falls Project in another <br />community as an example of a creative solution. <br /> <br />Member Harms stated that the townhouse garages seemed to be too tight and that the city <br />should consider minimum garage size standards. <br /> <br />18 <br />
