<br />City of Roseville <br />Planning Commission Minutes <br />July 12, 1995 <br /> <br />Len Pratt explained that the proposed density would be approximately 4.5 to 4.6 units per <br />acre which is about halfthe density of the previous Kehr proposal. Mr. Pratt also pointed <br />out that the Legion is zoned B-1 which would permit more intense use of the site. <br /> <br />Member Rhody asked what the difference was of this proposal to the previous Kehr <br />proposal and how access to the Legion building would be handled. <br /> <br />Len Pratt explained the difference would be that there would be access provided to Dale <br />Street, that it would be less dense, and that there would be more berming along County <br />Road C. Mr. Pratt explained that access would be maintained to the cul-de-sac from <br />County Road C and that no access to the Legion site would be taken from Aladdin. <br /> <br />Member Wall asked what the architectural style and building materials would be. <br />Member Wall encouraged the developer to look at variation in materials and colors to <br />create interest rather than having all the units look the same. <br /> <br />Rich Kettler explained that the units would be one-level with some units having walk-out <br />basements. He indicated that the preliminary plan was for the units to be the same, but <br />that they could look at variations in color to create some interest. <br /> <br />Len Pratt explained that they were attempting to keep the price down which limits their <br />ability to be creative with the exteriors. <br /> <br />Chairman Wietecki asked for Planning Commission comment on whether or not they <br />agreed with the overall concept. Chairman Wietecki indicated that he was satisfied with <br />the overall concept. <br /> <br />Member Wall indicated that he felt the concept was good. <br /> <br />Member Harms indicated that she would probably have to abstain from voting on this <br />matter because of her potential conflict of interest. <br /> <br />Member Rhody indicated that he wants to hear neighborhood input on this matter, that he <br />was concerned about neighborhood issues from previous projects including the impact of <br />traffic on County Road C, and that he felt that the project may be too dense, especially on <br />the west end of the project. <br /> <br />17 <br />
