Planning Commission Minutes
August 9, 1995

ROLL CALL:

Ayes: Wietecki, Harms, Sandstrom, Rhody, Cunningham
Nays: None.

6.

(t)

Planninl: File 2781: Elizabeth & Gary Boryczka's request for a division of a
platted lot at 2250 Acorn Road.

Chairman Keith Wietecki opened the public hearing and requested a background report
from Michael Falk. Michael Falk provided a background report in which he explained
the Boryczka's lot request to divide a 1.5 acre lot into two buildable lots of approximately
31,400 sq. ft. in size. He noted that the zoning code requires an 11,000 sq.ft.lot, and that
the zoning and Comprehensive Plan were consistent with the request.

Mr. Falk explained that the engineering staff had found outstanding assessments that
should be attached to the parcels, and that there were sewer and water available on each
lot. He explained that the staff recommends approval of the subdivision with the
engineering provisions that the outstanding assessments be paid, and with the provision
that utility easements be placed along the new property lines.

Chairman Wietecki asked the staff whether they had checked for wetlands on the lots, and
if there was a buildable pad on the north lot. The staff responded they had reviewed the
north lot and found that there was a buildable pad on that lot, and it would be further
improved and reviewed at the building permit stage.

Chairman Wietecki asked for further public comment. There was none. Chairman
Wietecki closed the public hearing.

MOTION: Member Harms moved, seconded by Chairman Wietecki, to recommend
approval of Planning File 2781 - Gary and Elizabeth Boryczak's request
for a platted land at 2250 Acorn Road with the conditions stated by the
engineering staff to pay the deferred assessments and with the condition
that the utility easements along the new property lines be shown on the
survey.

ROLL CALL:

Ayes: Wietecki, Harms, Sandstrom, Rhody, Cunningham
Nays: None.

6.

(g)

Planninl: File 2744: John Torgerson's request for front yard setback
variance at 337 South Owasso Boulevard.

Chairman Keith Wietecki opened the public hearing and requested a background report

12
