She explained that the residential neighbors have an investment in their <br />homes which is as important as the project. The Comprehensible Plan assures small <br />businesses on the corner, but this is a bigger project. The big project will affect property <br />values in an area that wants stabilized residential values. Ms. McGregor provided a <br />summary of a survey of 284 residential properties noting that 246 were opposed. She <br />noted that this project was a huge project, did not fit the residential neighborhood, and <br />should be small businesses and that it was not compatible with the neighborhood. <br /> <br />Ann Hanson, 1175 Autumn, expressed concern about traffic along the Lexington Avenue <br />corridor and noted that there are convenience stores already in the area. <br /> <br />Christine Thompson, 1115 Autumn, asked for details regarding tanker delivery for 3 <br />15,000 gallon tanks. She asked if diesel would be available on this site. (The answer was <br />No.) She asked ifthere would be a stationary dryer at the end of the car wash which <br />would provide more noise. And she asked for details regarding the use of sanitary sewer <br />for waste products from the car wash. Ms. Thompson asked for further details regarding <br />the canopy size, the irrigation on the site, the vent pipe locations, and tank locations, and <br />the number and type of trees on the site. She also asked for details regarding whether a <br />pylon sign would be placed on the site (no) and whether vacuums would be placed on the <br />site. (Yes near Lexington Avenue.) The proposed new vacuums would be one-third as <br />noisy as typical canister vacuums. She asked for details for the dust below the car wash. <br />Mike Falk responded that the dust below the car wash itself will be with the State <br />standards, but the noise from a canister vacuum would be above the State standards. Ms. <br />Thompson asked for details regarding the location of the drive-up phone. (At the front of <br />the site along Lexington Avenue.) She also asked ifthere would be air stands. (No <br />outside air compressors, but there will be an air hose at the front of the building.) She <br />asked for details regarding the number of seats in the convenience store (six seats, <br />primarily for seniors). She asked for details for parking on the site. (59 parking spaces <br />including the pumps.) Other questions included how many tanker trips will be done each <br />day (1 every 2 days after 9 a.m. but before 3 p.m.), when will the car wash dryer be <br />utilized and what type of dryer will it be (the dryer will be a stationary dryer and one bay <br />will be shut down after 9 p.m.). <br /> <br />Marie Putnam, 1134 Autumn, expressed concerns about placing flowering crabs in this <br />area because they are not salt tolerant. She asked that the spruces be reviewed by the City <br />Forester. She also asked for details regarding the outside pay versus inside pay for the <br />car wash.
