Planning Commission Minutes
May 8, 1996

Member Wietecki asked for details regarding LP tanks. Mr. Kath responded there will be
no tanks at this time, and if tanks are available, they simply would be stored and sold not
filled. Member Wilke asked for details regarding the driveways on Lexington Avenue.
Glen Van Wormer responded that most of the traffic will use the south driveway. Jay
Kennedy noted that the estimated traffic volume on Lexington Avenue was 15,500
vehicles and that the estimated increase by the year 2010 would be to 16,800 vehicles.
The traffic volume on Roselawn is estimated at 2600 vehicles per day and is predicted to
remain the same or near same by the year 2010. There appears to be no other major land
use changes in the area that would increase or decrease traffic volumes.

Harold Robinson, 975 Roselawn, asked for clarification regarding traffic projections.

Ann Hanson, 1175 Autumn, asked if there were plans for a fast-food operation on the
corner. Mr. Kath responded there are no plans at the moment, but interest has been
shown by the franchises.

Ann Hanson asked if restrictions could be placed on the site to ban a liquor store, and to
designate hours of operation. Chairman Wietecki explained this could be done.

Christine Thompson, 1150 Autumn, asked ifthe car wash would be free (No). She also
asked for the traffic counts on Lexington in 1995 (14,800 north of Roselawn; 14, 700
south of Roselawn with an expectation of 16,000 by the year 2010).

Dick Houck, 1133 Roselawn, asked if the Commission had received his letter of support
(Yes). He asked the Commission to consider the difference between the existing station
traffic (estimate 300 trips per day) versus the new station (with an estimated 1,200 trips
per day).

Joan Fischer, 1899 North Oxford, asked ifthe project was rezoned but not completed,
would the conditions be retained. (The conditions would be placed on the property, not
on the proposed development.)

Leon Tice, 1689 Lexington Avenue, asked if a gas station could be built without the
additional parcel at the northeast corner of the project. The answer was yes.

Paul Narum, 1056 Roselawn, asked if beer would be sold on the site. (The answer was
no.) Would lottery tickets be sold on the site. (The answer was not available.)

Glen V an Wormer reviewed the history of traffic on the two streets, noting that in 1990
the traffic was 15,900; in the year 1995 his estimate was 15,000; in 1996, 14,900; and in
the year 2010, 16,000. Traffic along Roselawn remains fairly stable at 2600 vehicles.

Susan McGregor, 1123 Autumn, stated there would be more impacts than on abutting

4
