<br />Planning Commission Minutes <br />June 12, 1996 <br /> <br />d. There must be adequate screening along the north portion of the property between <br />the parking lot and the existing homes. The screen must be 5 feet minimum in <br />height and 80% opaque within three years. In addition, landscaping along the <br />west property line where the property abuts the existing homes must also meet the <br />same requirements. <br /> <br />e. Any site signage must be monuments that meet all setback requirements. <br /> <br />f. The church must remove all off-site and off-street directional signage or <br />monuments. <br /> <br />g. Pedestrian access from County Road C-2 to Centennial on the west side must be <br />provided by the applicant. <br /> <br />h. The City staff must prepare a study of the need for no parking signage along the <br />south side of County Road C-2 and on Centennial (to reduce conflicts with right <br />turn movements). <br /> <br />1. The building must meet City Code commercial design standards. <br /> <br />J. The HV AC must be moved away from residential areas, to the south side of the <br />building. <br /> <br />k.
