<br />Planning Commission Minutes <br />June 12, 1996 <br /> <br />introduced the following resolution and moved its adoption: <br /> <br />Member <br /> <br />RESOLUTION NO. #PC 6/1O/96b <br /> <br />RESOLUTION APPROVING DENNIS BATTY/ROSEVILLE COVENANT CHURCH <br />REQUEST FORA PRELIMINARY AND FINAL PLAT AT <br />2865 HAMLINE AVENUE NORTH <br /> <br />WHEREAS, the property under consideration at 2865 Hamline Avenue North is 4.5 acres <br />in size and is zoned R-l Single Family and B-1 Limited Business; and <br /> <br />WHEREAS, the applicant has proposed a preliminary plat to combine 4 lots into 1 lot; <br /> <br />and <br /> <br />WHEREAS, the proposal meets City preliminary and final plat requirements; and <br /> <br />WHEREAS, the Roseville Planning Commission recommended approval of the <br />preliminary and final plat at 2865 Hamline Avenue North; and <br /> <br />WHEREAS, the Roseville City Council conducted a public hearing on the requested <br />preliminary plat on June 25, 1996. <br /> <br />NOW THEREFORE BE IT RESOLVED by the City Council (the "Council") ofthe City <br />ofRoseville, Minnesota (the "City"), Ramsey County, Minnesota, that the preliminary and final <br />plat approval for 2865 Hamline Avenue North be approved subject to the following conditions: <br /> <br />a. This project has three sides that could have sidewalk constructed on them. They <br />are Hamline, Centennial, and County Road C-2. A cash contribution of$13,350 <br />(as per attached) into the City sidewalk fund is required. <br /> <br />b. A street assessment for County Road C-2 in the amount of$17,536.95 will be <br />payable if the plat is approved. The owner has the option of requesting the City <br />Council consider assessing this amount over 15 years. This assessment is due to <br />change from R-I to Tax Exempt R-1. <br /> <br />c. Prior to other uses of the existing five foot walkway easement running from <br />County Road C-2 to Centennial Drive, the existing easements must be vacated. <br />There are also existing drainage and utility easements on the site. A hearing for <br />the vacation of these easements has been scheduled for the City Council meeting <br />on June 25, 1996. <br /> <br />12 <br />
