<br />Planning Commission Meeting Minutes <br />July 10, 1996 <br /> <br />After a general discussion, the Planning Commission concerns were expressed as follows: <br /> <br />1. There is no on-street parking available. <br /> <br />2. The grading is extreme and requires extensive fill and potential change in <br />drainage patterns. <br /> <br />3. There will be a loss of trees in the area. <br /> <br />4. Outlot B, which is a pond, should be designated for ownership by the city. <br /> <br />5. The size of the lots may be small and the density may be high for this area of the <br />community. <br /> <br />6. Emergency vehicle road access sizes have to be maintained. <br /> <br />7. Alternatives are available which would eliminate the need for a cul-de-sac. <br /> <br />Art Mueller, 2201 Acorn Road, developer ofthe proposed 6-lot subdivision, explained <br />the proposal and the location of the trees. <br /> <br />There was no further comment or action. <br /> <br />7(a) Planning File 2824: City Council request for recommendations concerning PUD <br />or other alternative approaches concerning Ryan Companies proposed <br />redevelopment at 2778 N. Cleveland Avenue. <br /> <br />Assistant Community Development Director, Rick Jopke, provided a summary of the <br />request from the City Council for additional comments regarding the Planned Unit <br />Development (PUD). He noted the original PUD was requested to allow for parking <br />flexibility and a parking setback relief. The staff had recommended to the Planning <br />Commission and to the City Council that a parking setback variance with easements may <br />be more appropriate than a PUD for this case. <br /> <br />The City Council did not accept the setback variance and asked the Planning Commission <br />for comments on the PUD. <br /> <br />MOTION: Chairman Wietecki moved, seconded by Member Rhody, to recommend to <br />the City Council that a PUD is not necessary for the proposed project located at 2778 <br />North Cleveland Avenue. <br /> <br />15 <br />
