acre area. The National Tire proposal is low noise, traffic and appropriate. <br />According to Coyle, the report’s estimated costs of acquisition are low and do <br />not reflect the market. The housing does not fit the neighborhoods. The <br />National Tire Warehouse proposal does help meet the requirement. New <br />commercial industrial development would benefit the neighborhood. Two <br />alternatives for National Tire Warehouse were distributed by Mr. Coyle. <br />John Goedeke noted that the City has a policy of working with business on site <br />development. The Council felt the neighborhood was due a careful look at its <br />own future. The Council also expressed interest in the senior housing proposal. <br />No further comments were offered. <br />Chairman Wietecki noted that during the 1994/95 Comprehensive Plan review <br />process, the Commission identified this area as one that should do a <br />neighborhood plan. <br />Motion: <br /> Chairman Keith Wietecki moved, seconded by Member James Mulder, <br />to accept the James Addition Task Force report, as submitted to the Planning <br />Commission on December 10, 1997, as the basis to amend the Comprehensive <br />Plan and recommend that the Council direct the Planning Commission to <br />schedule public hearings and seek further public input on the comprehensive <br />plan revisions for the neighborhood, including new policies and a land use map <br />change from business to high density residential for the south east corner (6.2 <br />acres) of the neighborhood changes in the public infrastructure including road <br />alignments and widths, pathway needs and locations, and other quality of life <br />improvements to the residential neighborhood, and, further, request staff review <br />the financial alternatives/implications for this site, noting that hearings will need <br />to be held on the economic impact of any development alternatives. <br />The motion carried 5-0. <br />Chairman Keith Wietecki was not convinced that single family land use will be <br />there for the long term. More housing density may occur. <br />The Planning Commission thanked the Task Force for the effort and commended <br />them on the quality of the Report. <br />6a.Planning File 7891.
