5.CONSENT AGENDA: <br />None. <br />6.PUBLIC HEARINGS: <br />Acting Chair Katie Harms reported that Bradley Real Estate, Inc. asked to be <br />placed later in the meeting. <br />6a.Planning File 2891.Mendota Homes, Inc., a request for preliminary plat <br />approval for Phase I of a Planned Unite Development (County Road C2 and <br />State Highway 88). <br />Acting Chair Katie Harms opened the hearing and requested City Planner Kim <br />Lee to summarize her written report of January 14,1998. <br />? <br />Ms. Lee reported on the Councils approval of Mendota Homes Concept PUD <br />for Phase I and on the additional mailing effort for nearby residents. <br />This is a single lot subdivision, on which the staff provided 12 findings.Park <br />land dedication will be determined in the final plat stage. The staff <br />recommended approval. <br />Member Doug Wilke asked for details regarding sidewalk dedications along <br />County Road C-2. <br />JohnMathern,Mendota Homes, summarized the request for a one lot, 30 <br />condominium plat, for seniors only, with underground parking. <br />Member Cunningham asked for details of the pond. (The pond will be retained, <br />new ponding will be added to handle storm water runoff. He explained drainage <br />from the west over an existing parking lot. Mendota Homes is working with Rice <br />Creek regarding drainage and ponding issues.) <br />Public comments: <br />Dorothy Ohnsgard, 2523 Maple Lane, stated that she could not understand the <br />density on Phase 2. Chairman Keith Wietecki stated Phase 2 is designated for <br />High Densiry Residential (HDR) but is not on this agenda. <br />She questioned the High Density Residential along the corner of Highway 8 and <br />County Road C-2. <br />Barb Anderson, 2922 Old Highway 8, asked for details regarding traffic entering <br />and exiting the site. John Mathern explained that there will be one vehicle per <br />household on average. The developer may need less parking, and may request <br />2 <br />
