Max DeFlorian Estate, a request for a variance to <br />reduce the lot width to 79.7 feet and to reduce the lot area to 8,911 square <br />feet for the purpose of subdividing an existing residential parcel into two <br />parcels (964 County Road B West). <br />Chairperson Wietecki opened the hearing and noted that two letters had been <br />received in opposition to the lot split (Wyendts, Fitzgerald, Sobon). Chairperson <br />Wieteck asked City Planner Kim Lee to provide a summary of the proposed lot <br />split. <br />Chairperson Wietecki asked if the lot split is in line with adjoining lot splits. <br />City Planner Kim Lee explained the sewer utility extension needed for this site. <br />She explained the deferred assessments on the site. Dedication of additional <br />right of way is requested on the north and south sides of the lot. Staff <br />recommended approval with conditions as follows: <br />1.A sanitary sewer utility servicing plan for the existing house must be <br />submitted to and approved by the City Engineer, and the relocation of the <br />service line must be accomplished prior to the lot split being finalized by <br />the City and recorded. <br />2.Additional right-of-way easements/dedications for County Road B (10 <br />feet) and Burke Avenue (15 feet) must be dedicated prior to the lot split <br />being finalized by the City and recorded. <br />11 <br />
