Tammy Jenkins (St. Francis Animal & Bird Hospital), a <br />request for a variance to reduce the rear yeard setback to zero feet and the <br />side yard setback to zero feet for the purpose of replacing an existing <br />attached accessory steel building with an addition to the principal building <br />(1227 Larpenteur Avenue West). <br />Chairperson Wietecki opened the hearing and requested City Planner Kim Lee <br />to summarize the staff report of February 11, 1998. <br />Kim Lee explained the setbacks and existing land uses surrounding the site. <br />The steel lean-to would be removed and a year-round building addition would be <br />constructed. This appears to be the only area for expansion; the drainage from <br />the new building must be diverted to the green areas. <br />Staff findings recommended approval with the following conditions: <br />1.A gutter and downspout must be used to direct the flow of roof run-off to <br />the green area on the south side of the building. Drainage cannot be <br />directed to adjacent properties to the north or west. <br />2.Construction easements will be required from the adjacent property <br />owners in order to remove the existing steel building and construct the <br />addition. <br />3.The north and west walls of the addition must be fire rated walls with no <br />openings (windows or doors). <br />Chairperson Wietecki asked if materials will be the same and the roof line will be <br />extended to look the same. <br />Tammy Jenkins concurred with the staff report. <br />Member Mulder asked if there will be footings (yes). There will be no increase in <br />impervious surface. <br />There being no further comments Chairperson Wietecki closed the hearing. <br />Motion: <br /> Member Harms moved, Member Wilke seconded, to recommend <br />approval of the request for a variance to reduce the side yard setback to zero <br />feet and the rear yard setback to zero feet for the purpose of replacing an <br />existing 6' x 32' attached accessory steel building with 7.5' x 37' addition to the <br />13 <br />
