conditions: <br />1.The site must be developed in accordance with the site plan submitted <br />and approved in conjunction with the request for an amended conditional <br />use permit. Minor variations from the approved site plan may be <br />? <br />approved by the Citys Development Review Committee, under the <br />direction of the Community Development Director; however, any <br />substantial departures from the approved site plan will require an <br />amendment to the conditional use permit. <br />2.The exterior elevations of the building must be modified to tie the existing <br /> building and the addition together architecturally, as approved by the <br />? <br />Citys Community Development Director. The exterior finish of the <br />addition must conform to the general appearance of the existing building; <br />however, painted brick will not be allowed on the addition. <br />3.Final grading and utility plans must be reviewed and approved by the <br />Public Works Director. Since the site is less than 2.5 acres in size, it is <br />unlikely that on-site ponding will be required by the Rice Creek <br />Watershed District; however, the applicant will need to contact the District <br />for permit requirements. <br />4.Site development and operation of the day care facility must comply with <br />the applicable requirements of the City Code, including Chapter 1010 <br />(Design Standard Regulations). <br />5.Sidewalk shall be installed along the front of the property, at the <br />? <br />applicants expense, in conjunction with site development as required by <br />Section 1012.07 of the City Code. Pedestrian access must also be <br />provided from this sidewalk to the front door of the building via a paved <br />pedestrian surface. <br />6.A minimum of four street trees shall be planted in conjunction with site <br />? <br />development in accordance with the Citys Street Tree Master Plan. <br />Trees to be planted shall be Skyline Honeylocust or Imperial Honeylocust, <br />? <br />a minimum of 2-inches in caliper, and be spaced 20 feet on center. <br />7.The applicant shall record the approved conditional use permit with the <br />Ramsey County Recorder prior to the issuance of any building permit or <br />within sixty days of approval, whichever is less (Section 1013.01 of the <br />City Code). <br />8.The conditional use permit shall expire within six months of the date of <br />City Council approval if a building permit is not obtained for the approved <br />9 <br />
