JimPriesmenthy, 1670 Lydia, expressed concern of the project encroachment to <br />the west, toward the creek. This bulding will be closest to the creek. The mature <br />trees will be lost and the high ground will make the buildng more obvious. <br />Chair Harms asked if landscape specifications can be added. <br />Chair Harms commented on the roof slope and the design elements; she has no <br />problem with the change in the size of the building. A general discussion <br />ensued. <br />Member Cunningham noted that the high roof in the center area is for a light, <br />airy common space. <br />There being no further comments, Chair Harms closed the hearing. <br />Motion: <br /> Member Rhody moved, Member Wilke seconded, to recommend <br />approval of the request to amend the EagleCrest PUD in order to increase the <br />size of the building approved for the northwest corner of the site from 26,500 <br />square feet to 32,900 square feet, based on the findings set forth in the staff <br />report dated April 8, 1998, and the following conditions recommended by staff: <br />1.The site must be developed in accordance with the plans submitted and <br />approved in conjunction with the request for an amendment to the <br />approved planned unit development (site plan dated 3/9/98; grading, <br />drainage, erosion control, & utilities plan dated 3/9/98; landscape plan <br />dated 3/9/98; building floor plan dated 3/9/98; and exterior building <br />elevations dated 3/9/98). Minor variations from the approved site plan <br />? <br />may be approved by the Citys Development Review Committee, under <br />the direction of the Community Development Director; however, any <br />substantial departures from the approved site plan will require another <br />amendment to the planned unit development. <br />2.Final grading and utility plans must be reviewed and approved by the <br />Public Works Director. Since the impervious surface on the site will <br />increase, the applicant will need to contact the Rice Creek Watershed <br />District for permit requirements. <br />3.The erosion problem along the western edge of the property must be <br />corrected in conjunction with site development. <br />Motion carried 7-0. <br /> Ayes: Rhody,Wilke,Mulder, Olson, Klausing, Cunningham,Harms <br />Nays: None <br />12 <br />
