Chair Harms opened the hearing and requested Dennis Welsch provide an <br />overview of the staff report. Dennis Welsch indicated that the request is to <br />amend the PUD to increase the size of the building to 32,900 square feet; <br />redesign the exterior, and reconfigure the building to meet the needs of <br />residents of the dimentia facility. He presented a comparison of the buiding <br />approved in 1993 and the building as now proposed, and provided a general <br />overview of the site development plan. Mr. Welsch also reviewed the building <br />elevations and photographs of the site. Based on the findings outlined in <br />Section 3.1 of the report, staff recommended approval of the request with three <br />conditions. <br />PeterPfister, architect, described the new design changes for the 36-unit site. <br />Two meetings with the neighbors were held and two alternative designs were <br />discussed. He displayed elevations and landscaping. <br />MemberWilke asked if retaining wall will be fenced. The neighbors concerns <br />was height of the building(now proposed as one-story). <br />Chair Harms asked if erosion is a problem in this area (has been addressed and <br />ison-going). <br />Member Olson asked what were the original concerns with this project (height of <br />structures, appearance/massing, landscaping, and erosion). <br />PeterPfister, architect, presented additional information on the request and the <br />operation of the EagleCrest Facility. Dan Lindh was also present to answer <br />questions. <br />MemberMulder asked how close the building will be to the creek -- a minimum <br />of 50 feet. <br />DeanMasche asked where HVAC will be placed (north side of roof along Lydia). <br />RogerBuettner, 1651 Standbridge, asked about the pitch of the roof and the <br />ultimate height of the building. The neighbors asked that the roof be lowered, <br />especially the high peaks. <br />PeterPfister stated that the roof was changed to a 6/12 roof, and estimated the <br />maximum height. <br />RogerBuettner asked for clarification on slopes of the roof. <br />Sandra Graves, 1670 Lydia, asked if the roof was redesigned. She asked for <br />details of the tree removal and replacement with fast growing materials. She <br />commented that the building looks 2 to 3 stories. <br />11 <br />
