floor of the church. The building would have brick, stucco, siding, balconies. <br />The size of the parking has been broken up to reduce the large lot. Currently <br />there are 150 spaces; 95 more would be added with the new housing. <br />Member Cunningham asked for more architectural details. <br />Member Wilke asked that the building be scaled down to 40 to 45 units. The <br />price of the land dictates the need for 60 units. <br />Member Klausing asked what the initial intent of the church was in regard to this <br />site. (The church needs room to grow. The church has been added on nine <br />times). <br />Member Klausing asked, if senior housing was built, would the church have <br />more restrictions placed on it because of the housing. What is really driving this <br />issue, parking or housing? <br />Chris Henningson explained the choices and the need for space to park as well <br />as housing. <br />Chair Rhody asked for details on the zoning. He noted the concern for a four <br />story building adjacent to the park. He likes the Plan “B” proposal. Has the <br />church asked the Park Commission about the possible joint use of the site. Too <br />high, too big as currently proposed. Economics are driving this project. <br />Member Klausing stated that he liked the linking of senior housing to the park, <br />but shares the concern about the impact of the building on the park. He <br />requested drawings that show how the building would look from the park and the <br />impact on the horizon. He felt Site “A” was more acceptable. <br />Member Olson stated that Villa Park senior housing has worked well adjacent to <br />the park. <br />Member Wilke asked for details regarding the “land locked” church land. Site <br />Plan “B” is more appealing, but he would like the site lines shown. <br />Member Cunningham asked if the units would be owner occupied (Yes). The <br />west side is overgrown with trees and should be preserved as much as possible. <br /> Use computer imaging to show the building and the trees that must come down. <br />Member Wilke asked if the building could be longer and lower (Yes). <br />Mr. Rosa asked the Planning Commission to help choose a site for the building <br />(“A” or “B”) location. The church cannot be seen from the lake. <br />Member Rhody stated that both alternatives may be available. <br />6 <br />
