MemberRhody asked for details regarding the façade along the south <br />edge and rear (east side) of the building. (no details were available) <br />Member Cunningham asked if the antique stores would be at the front <br />(west) end of the site. He said the design of the building is “uniquely <br />eclectic”. <br />Member Olson stated she liked the design but expressed concern <br />regarding side and rear yard setbacks. <br />MemberMulder asked what the setbacks would be within a B-1 zone. <br />Kim Lee reported that the setbacks are 30 feet front, 10 feet side and 20 <br />feet rear. This proposal would require a PUD and cross parkway <br />easements. <br />Member Cunningham asked for details of the signage. Is there some <br />method of combining signage or would it be placed on the building? John <br />Olson stated the signage would more likely be placed on the building. <br />MemberWilke asked for clarification of the parking spaces needed by the <br />mix of uses. <br />A maximum of fifteen people would work on the Olson site at any one time. <br />The Commission agreed that the proposed front setback of ten feet is <br />acceptable. <br />Karl Keel stated that the City, at some future date, may wish to construct an <br />8-10 foot wide trail along Lexington Avenue. <br />MemberWilke noted that a road dedication not accepted may come back to <br />haunt the city at a later date. <br />Chair Harms asked that all alternatives be exhausted to make this project <br />work. <br />Member Olson asked that the Planning Commission review the parking <br />again to make certain it is adequate and can be shared appropriately. <br />MemberKlausing stated the right-of-way may be more of a problem than the <br />staff has researched. <br />No action was taken. <br />10 <br />
