explained his limited needs for parking (14 spaces), whereas the Code <br />would require 31 spaces.Schreiers will agree to add the north parcel, <br />adjacent to the shop for future expansion and parking, through a “proof of <br />parking” requirement. <br />John Simon, 3062 N. Cleveland, has not had problems with Schreier’s <br />use. He does not want business zoning because it could restrict <br />expansion of his house. <br />RandyBriggle, 3080 N. Cleveland, lives adjacent to the cabinet shop and <br />supports the proposal, but not the expansion to the residence. <br />WillBoehlke, 3070 Cleveland, supports the business in the <br />neighborhood. He said noise comes from across the street (Cleveland) <br />and 35W. He opposed a business zone. <br />Mary Reed, 2000 Brenner, did not receive a letter relating to this. Change <br />is coming. From Brenner to the south there will be change (Freida Schultz <br />property). She said eventually this will be business areas. Why would <br />the city allow a builder in this area. She opposes businesses abutting <br />residential. There should be a buffer. There needs to be more privacy. <br />Traffic is expanding. <br />Proposal #1 (Hearing #1) Includes only the property occupied by <br />Charles Cabinet at 3090 Cleveland Avenue North in the Comprehensive <br />Plan amendment and planned unit development (requested by James and <br />DebSchreier). <br />Chair Harms asked for comment on proposal and opened hearing #1. <br />Jean Carlson, who lives behind the cabinet shop on Wilder Street, stated <br />the shop is very quiet and unobtrusive. She asked how many trees will be <br />lost? This use is compatible. <br />RobBriggle, 3080 N. Cleveland, supported the rezoning and expansion of <br />the applicant’s site. <br />Nancy Simpson, 3083 Mt. Ridge Road, stated she supports alternative <br />#1. <br />TimothyKotecki, 3078 Mt. Ridge Road, asked for the expansion size <br />(doubles the size). <br />MemberMulder asked what are the “base uses” in a B-1 zone. Kim Lee <br />read the B-1 list from the City Code. <br />3 <br />
