1 <br />MemberKlausing stated he could not visualize this proposal. An architectural sketch <br />2 <br />would help. The court yard is questionable. He is not supportive of rezoning based on <br />3 <br />plans to date. <br />4 <br />5 <br />MemberRhody explained that more information and design detail will be needed; 4 to 5 <br />6 <br />units may be too dense. <br />7 <br />8 <br />Member Cunningham said he would reserve judgement on the density of the project, but <br />9 <br />was concerned with leaving the existing house. More information is necessary . <br />10 <br />11 <br />MemberKlausing asked what zoning was necessary (R-2 or higher). <br />12 <br />13 <br />No further comments were offered. <br />14 <br />15 <br />7c. Planning File 3092. <br /> Sketch Plan for proposed office at 3116 Fairview Avenue North <br />16 <br />(SE corner Fairview and County Road D). <br />17 <br />18 <br />Chair Harms asked for a summary of the project from Kim Lee based on her staff report of <br />19 <br />December 9, 1998. <br />20 <br />21 <br />Mr.Ric Cox, 2045 Loren Road, explained the project and handed out additional <br />22 <br />information. The building is over 60 years old and is considered a landmark in the <br />23 <br />neighborhood. He explained his use of the site as an insurance building. <br />24 <br />25 <br />Kevin Bush, architect, explained the design and 19 parking spaces. The existing building <br />26 <br />would be renovated with new windows, siding and foundation. There is 1200 square feet; <br />27 <br />3,600 square feet will be added. Seventy percent will be usable space. <br />28 <br />29 <br />The north right-of-way and additional right-of-way along the west side are both <br />30 <br />challenges. <br />31 <br />32 <br />MemberMulder asked if the building would be a slab on grade and noted a challenge will <br />33 <br />be convincing the County that the road should be vacated. <br />34 <br />35 <br />Member Cunningham asked if the structure could be moved (too expensive). <br />36 <br />MemberKlausing asked how this would be reviewed? Drainage and ponding? <br />37 <br />Chair Harms asked if PUD would help? <br />38 <br />39 <br />The Planning Commission was supportive and encouraged further work. <br />40 <br />41 <br />No further comments were offered. <br />42 <br />43 <br />7a Planning File 3076. <br />Lexington and County Road B Land Use Proposed Changes. <br />. <br />44 <br />45 <br />MemberMulder suggested that two members of the Commission review this with staff and <br />46 <br />report back to the Commission. This meeting is to be scheduled as a work session item. <br />47 <br />48 <br />Chair Harms asked that each Planning Commission member review the matrix and <br />49 <br />reconvene as a work study meeting prior to the next Planning Commission meeting. The <br />50 <br />staff will be requested to compile the matrixes and report to the Council. <br />51 <br />52 <br />The mix of people who should be involved goes far beyond the Planning Commission. <br />53 <br />The Council needs to clearly identify what the perimeters of the project should be. <br />54 <br />55 <br />Page10 of 12 <br />
