<br />Ayes: 7 <br /> <br />Nays: 0 <br /> <br />Motion carried. <br /> <br />6(f) Planning File 3325: A request by Fred & Laurie Boucher for a Variance from Section 1 004.01A3 and a <br />Conditional Use Permit under Section 1004.01A4 of the Roseville City Code for property located at 1166 Laurie Road <br /> <br />Chair Rhody opened the hearing and requested Thomas Paschke to provide a verbal summary of the project report dated <br />July 11, 2001. <br /> <br />Thomas Paschke explained that Fred and Laurie Boucher have requested a 108 square foot variance to Section <br />1004.01 A3 (Detached Accessory Building Limit) to construct a 1008 square foot detached garage. The Boucher's are also <br />required to obtain a conditional use permit (CUP) to construct the accessory building (detached garage) in accordance <br />with Sections 1004.01A4 (Requirements for Increased maximum Size) and 1013.01 (Conditional Use Permits) of the <br />Roseville City Code. He noted that the Bouchers could construct a 900 s.f. garage and a 120 s.f. shed on the site. There <br />are benefits to combining the 1,008 s.f. into one building. <br /> <br />Staff recommended approval of the CUP and variance, with the requirement that no additional building be placed on the <br />site. Mr. Paschke noted the applicants have requested, and received, approval of the neighbors. Fred and Laurie Boucher <br />said neighbors to the rear were not home and did not sign. <br /> <br />Member Duncan noted the impact was greatest to them (a hedge screens the proposal from the rear). <br /> <br />Member Olson asked for details of the house size (staff to research before City Council meeting; estimates 1050 s.f.). <br /> <br />Member Olson asked if the variance could not be granted because the house were not larger than the garage (a separate <br />variance could be required for house size). <br /> <br />Motion: Member Mulder moved, seconded by Member Duncan, to recommend approval of a 108 square foot variance <br />from Section 1004.01 A3 to allow construction of a detached accessory building 108 square feet larger than the City Code <br />allows for property located at 1166 Laurie Road, based on the comments and findings in Section 3, and 4 of the project <br />report dated July 11, 2001, subject to the verification of the square footage of the single-family house being greater than <br />the proposed accessory building. <br /> <br />Ayes: 7 <br /> <br />Nays: 0 <br /> <br />Motion carried. <br /> <br />Motion: Member Mulder moved, seconded by Member Olson, to recommend approval of a conditional use permit to allow <br />construction of a 24 foot by 42 foot (1,008 sq. ft.) detached accessory building for property located at 1166 Laurie Road, <br />based on the comments and findings in Section 3 and 5, and the conditions stipulated in Section 7 of the project report <br />dated July 11, 2001, subject to the verification of the square footage of the single-family house being greater than the <br />proposed accessory building. <br /> <br />Ayes: 7 <br /> <br />Nays: 0 <br /> <br />Motion carried. <br /> <br />6(g) Planning File 3321: Gregg & Amy Peterson request for a Variance from Section 1 012.02B2 of the Roseville City <br />Code to increase the front yard fence height at 222 North McCarran's Boulevard <br /> <br />Chair Rhody opened the hearing and requested Thomas Paschke to provide a verbal summary of the project report dated <br />July 11, 2001. <br /> <br />Thomas Paschke explained that Gregg and Amy Peterson have requested a variance to increase the height of a fence in <br />
