<br />Member Stone asked if, in the neighborhood, there are other percent coverage overages (over 30%). (Yes) <br /> <br />Member Bakeman noted that there are no extensions in the neighborhood - it creates safety issues. She opposes <br />the request for a front setback variance. <br /> <br />Member Traynor explained that this front porch extension is most objectionable and unique in the neighborhood. <br /> <br />Member Duncan asked what was the undue hardship (as per Section _ of the staff report). Member Stone noted <br />essential character, reasonable use; plight is beyond property owner's control. She said it did not pass any of this; <br />and she concurred with Member Bakeman. <br /> <br />Motion: Member Bakeman moved, seconded by Member Peper, to recommend denial of the 8.5 foot front <br />variance to Section 1004.02D5 of the City Code. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br /> <br />This item will be on the City Council Consent Agenda for the June 16, 2003 meeting. <br /> <br />c. Planning File 3484: Request by Daniel Peterson, 345 Owasso Boulevard South, for a VARIANCE to Section <br />1 004.01A7 (Location) and Section 1004.02D5 (Dwelling Dimensions - Front Yard Setback) to allow the <br />construction of a 24 foot by 26 foot (624 sq. ft.) detached garage (in line with the home), 12 feet from the <br />(south) property line, adjacent to a private road. <br /> <br />Chair Duncan opened the hearing and requested City Planner Thomas Paschke provide a summary of the project <br />report dated June 4, 2003. <br /> <br />Daniel Peterson has requested a 18 foot Variance to Section 1004.01 A7 (Location) and Section 1004.02D5 <br />(Dwelling Dimensions - Front Yard Setback) of the Roseville City Code to allow construction of 24 foot by 26 foot <br />(624 sq. ft.) detached accessory building (garage) 12 feet from the front yard property line (in line with home) at <br />345 Owasso Boulevard South. The Community Development staff recommends approval, with conditions. <br /> <br />Mr. Peterson accepted the staff report. <br /> <br />Member Traynor asked if there was a garage on the site (no). <br /> <br />Chair Duncan closed the hearing. <br /> <br />Motion: Member Peper moved, seconded by Member Bakeman, to recommend approval of the request by <br />Daniel Peterson for a 12 foot VARIANCE to Section 1004.01A7 (Location) and Section 1004.02D5 (Dwelling <br />Dimensions - Front Yard Setbacks) of the Roseville City Code to allow the construction of a 24 foot by 26 <br />foot (624 sq. ft.) detached accessory building 12 feet from the front road side) yard property line at 345 <br />South Owasso Boulevard, based on the findings in Section 5 and conditions of Section 6 of the project <br />report dated June 4, 2003. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br /> <br />This item will be on the City Council Consent Agenda for the June 16, 2003 meeting. <br /> <br />d. Planning File 3486: Request by John Meyer, 2735 Fernwood Street, for a VARIANCE to Section 1004.01A6 <br />(Maximum Total Surface Area) to allow for the reconstruction of a wider driveway on the premises. <br /> <br />Chair Duncan opened the hearing and requested City Planner Thomas Paschke provide a summary of the project <br />report dated June 4, 2003. <br /> <br />Thomas Paschke indicated that John Meyer, 2735 Fernwood Street, seeks approval of a variance to Section <br />1004.01 A6 (Maximum Total Surface Area) of the Roseville City Code to allow the replacement and expansion of <br />his existing driveway, which improvement will increase the impervious coverage on the parcel (11,985 sq. ft.) from <br />the allowable amount of 3,596 square feet (30%) to 4,483 square feet (37%). <br /> <br />The proposed improvement would expand the driveway to the north approximately 10 feet at the front (east) <br />property line and 5 feet at the garage (west). The proposed expanded driveway will be set back a minimum of 5 <br />feet from the side yard (north) property line. <br />
