<br />sewer, water or ponding. Water runoff eventually runs into the wetland. Deb Bloom noted the DNR protected <br />wetland and a watershed issue which must be reviewed. Bob Moser explained the wetland delineation line and <br />density at 1.6 units per acre. Setbacks meet City Code. Walk-out elevations will match existing grades. The <br />adjacent homeowners have met twice with the developer. The agreed upon plan as revised includes expanded <br />side yards, one-story structures only, a revised retaining wall, roof pitcher of 8/12 which is more moderate. This is <br />in an attempt to be sensitive to he site and neighbors. The existing house will be split off and sold separately. <br /> <br />Mr. Moser explained water is north of County Road C; a sewer line on the south side of Co. Rd. C for use by the <br />townhomes. <br /> <br />Member Peper asked if there will be a change in size from two stories to one story, with a walk-out. The footprint of <br />the townhomes will be 1,800 to 2,000 s.f. with two-car attached garage. <br /> <br />Member Traynor said the site plan works, and takes care of water and visual screening <br /> <br />b. New Initiatives: Staff is to prepare two or three issues in July and in August. <br /> <br />Planning File 3192: Lot Coverage Amendment <br />Planning File 3439: Accessory apartments and Guest Houses <br />Planning File 3470: General Residential Zoning Amendments <br />Planning File 3475: Consolidated Parking Requirements Amendments <br /> <br />Planning request by Thomas Paschke and Member Traynor. Staff to investigate how to prepare for a Planning <br />Commission meeting; how could applicant present to neighbors - paint a picture, tell a story. A video could be <br />produced. <br /> <br />c. July meeting date. <br />Member Traynor and Chair Duncan will be on vacation the first week of July. The regular Planning Commission <br />meeting will occur on July 9. <br /> <br />d. City Hall expansion: Deb Bloom explained the new City Hall expansion construction and entry issues. <br /> <br />e. Housing Tour: Annual Housing Tour will be attended by Members Peper, Stone, Duncan, Ipsen, Traynor, <br />Bakeman. <br /> <br />8.
