Call to Order <br /> <br />Chair Mulder called the regular meeting of the City of Roseville Planning Commission to order at 6:30 p.m., in the City Hall <br />Council Chambers. <br /> <br />2. Roll Call <br /> <br />Present: Bakeman, Peper, Stone, Ipsen, Blank, Mulder <br />Absent: Traynor (sick) <br />Staff present: Dennis Welsch, Thomas Paschke, Debra Bloom <br />Council present: None <br /> <br />3. Approval of Minutes <br /> <br />Motion: Member Bakeman moved, second by Member Blank, to approve the Planning Commission minutes of <br />February 4, 2004. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br /> <br />4. Communications from the Public: <br /> <br />Dorothy Ohnsorg, 2523 Maple Lane, requested comment time on the Olson variance and on the condition of Old Highway <br />8 <br /> <br />5. Consent Agenda: (The Planning Commission may decide upon the issues listed in the Consent Agenda with one motion, <br />without further discussion.) <br /> <br />None. <br /> <br />6. Continued Public Hearings <br /> <br />a. Planning File 3546: Request by Meadow View Home for a Comprehensive Land Use Plan Amendment from <br />LR Low Density Residential to MR Medium Density Residential, Preliminary Plat for eight town home lots, <br />and a General Concept Planned Unit Development rezoning the property from R-1, Single Family <br />Residence, to R-6 Town Home District, for property located at 2550 Hamline Avenue. <br /> <br />Chair Mulder opened the hearing and requested City Planner Thomas Paschke to present the verbal summary of <br />the staff report dated March 3, 2004. <br /> <br />Thomas Paschke indicated that Meadow View Homes, owner/developer, seeks approval of a Comprehensive Land <br />Use Plan Amendment changing the designation from Low Density Residential to Medium Density Residential; a <br />Preliminary Plat for eight town home lots and one common area lot; a Rezoning of property from R-1, Single Family <br />Residence District to Planned Unit Development with an underlying zoning of R-6, Townhome District; and a <br />General Concept Planned Unit Development for eight town home units (four structures - two units attached) on <br />1.44 acres located at 2550 Hamline Avenue. He illustrated the site location and aerial photos and illustrated the <br />proposed setbacks. There are four structures and eight total units <br />
