<br />Roseville Public Works and Transportation Commission <br /> <br />Agenda Item <br /> <br />Date: September 27,2004 <br /> <br />Item No: 5 <br /> <br />Item Description: Twin Lakes Concept Plan <br /> <br />The City of Roseville has been planning for the redevelopment ofthe Twin Lakes Area for the <br />past 15 years. Twin Lakes is the entire area from approximately Cleveland (west) to Lincoln <br />Drive (east) and from County Road C (south) to County Road C-2 (north). The proposed Master <br />Site Plan is attached. <br /> <br />Rottlund as the Master Developer has proposed a 80 acre mixed residential and retail General <br />Concept Plarmed Unit Development to redevelop a portion ofthe Twin Lakes truck terminal area <br />to be known as Phase I of Twin Lakes Redevelopment. The proposal would include the <br />extension of Terrace Drive as Twin Lakes Parkway from Fairview to Cleveland Avenue, <br />connection to the 30 acre Langton Lake Park, trails, and overlook. The chart below illustrates the <br />land uses within Master Developer's Phase 1 site plan. <br /> <br />Land Use Building SoF. The retail area of <br />30 acres would include 306,000 square feet of retail, 25,000 square feet in 6 to 8 restaurants, and <br />151,000 square feet in one mass marketing large anchor store. <br /> <br />Traffic has been reviewed by the City's traffic and parking consultant SRF (Steve Wilson), <br />exhibits showing the projected 2020 traffic with development, and without development are <br />attached. <br />
