<br />PUBLIC INFRASTRUCTURE: <br /> <br />The proposal for Twin Lakes Phase I includes the extension of Terrace Drive (to be known as <br />Twin Lakes Parkway) within dedicated right-of ways. The Parkway is designed as 55 to 90 foot <br />wide road with an urban two lane divided design through the commercial areas. In residential <br />areas, the roadway is proposed to narrow to an undivided one lane in each direction design to <br />reflect the residential character of that portion of the site. Parallel street parking areas may be <br />designated along one side of portions of the 32 foot wide residential street. Prior Avenue, within <br />a 60 to 65 foot right of way, would intersect with the Parkway creating a four way intersection <br />with a 4-way stop or a round-about. <br /> <br />The proposal also calls for a public street with a 60 to 65 foot right of way extending from <br />County Road C-2 south to Prior A venue, thereby providing public street access to the <br />townhomes and condominiums. The right-of-way would vary in width, but the paved street is <br />proposed at a width of 32 feet in the residential areas and 50 feet in the commercial areas. <br /> <br />All public utilities (sanitary sewer, water main, and storm sewer) will either be constructed <br />within a separate public easement or within the right-of-way and/or under the constructed <br />roadway. Sanitary sewer will be provided from the exising metropolitan interceptor line located <br />along the south edge oftl1e lake. Water will be provided from the main line that will be within <br />the Parkway, completing the necessary water loop. Storm water will be directed to water quality <br />ponds located through out the site. <br /> <br />The remaining utilities, such as electricity, cable, telephone, and natural gas, will be designed <br />and coordinated through the Public Works Department to be underground, and utilize ajoint <br />trenching system where applicable. Further, all transformers must be identified on a plan, prior <br />to final approval, so that adjustments to proposed locations can be sought to eliminate possible <br />unsightly locations. <br /> <br />Recommended Action: <br /> <br />Review and provide comments on the proposed Twin Lakes Redevelopment, Phase I plan. <br />
