Call to Order <br /> <br />Chair Traynor called the April 6,2005 regular meeting of the City of Roseville Planning Commission to order at 6:30 p.m., in <br />the Roseville City Hall Council Chambers. <br /> <br />2. Roll Call <br /> <br />Present: Pust, Boerigter, Doherty, Traynor, Bakeman, Ipsen <br />Absent: None <br />Staff present: Dennis Welsch, Thomas Paschke <br />Council present: None. <br /> <br />3. Approval of Minutes <br /> <br />Motion: Member Bakeman moved, seconded by Member Pust, to approve minutes of March 2, 2005, with following <br />corrections: Page 2, line 15, delete "initiative", replace with initiate; page 1, line 39 and 40, delete "appointed", <br />replace with nominated; page 1, line 40, delete "alternatives", replace with alternates. <br /> <br />Ayes: 4 <br />Nays: 0 <br />Abstain: 2, (Ipsen, Doherty) <br /> <br />4. Information & Reports: <br /> <br />a. Planning File 3626: Request by Jim Beauclaire for a Variance to Section 1004.016 of the Roseville City Code <br />and a Minor Subdivision for property located at 1758 Alta Vista Drive. <br /> <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke to provide a verbal summary of the <br />project report dated April 6, 2005. <br /> <br />The City Planner advised that Ralph and Jim Beauclaire, 1758 Alta Vista Drive, are seeking a 25 foot lot width <br />variance and a 1,820 sq. ft. lot size variance to Section 1004.016 (Residential Dimensional Requirements) for new <br />Parcel "A", and 25 foot lot depth and a 1,580 sq. ft. lot size variance Section 1004.016 (Residential Dimensional <br />Requirements) for pre-existing Parcel "B", and a minor subdivision (Three Parcel Minor Subdivision) to allow the <br />creation of two substandard residential parcels for property located at 1758 Alta Vista Drive. <br /> <br />The Beauclaire property was platted in prior to the City Code (1959) and the home on Parcel B was constructed in <br />1948. The existing house faces Alta Vista, while the new house on Parcel "A" would have frontage to Dale Street, is <br />wooded and along a steep slope down to Dale Street from the property line. The existing property has no garage <br />and has lot coverage of approximately 1450 sq. ft. (or 15%) and could have up to 2,826 sq. ft. of lot coverage. Parcel <br />"B" could have lot coverage up to 2,754 sq. ft. The proposed house is 1 ,600 sq. ft., leaving 1,154 sq. ft. for driveway <br />and other site improvements - a new driveway on Parcel "A" could range from 600 to 1,000 sq. ft.
