Call to Order <br /> <br />Chair Traynor called the May 4, 2005 regular meeting of the City of Roseville Planning Commission to order at 6:30 p.m., in <br />the Roseville City Hall Council Chambers. <br /> <br />Oath of Office: Chair Mark Traynor administered the Oath of Office to new Planning Commission Member Kedrick White <br />and welcomed Commissioner White. <br /> <br />2. Roll Call <br /> <br />Present: Traynor, Bakeman, Boerigter, Doherty, Pust, White <br />Absent: Ipsen <br />Staff present: Dennis Welsch, Thomas Paschke <br />Council present: None. <br /> <br />3. Approval of Minutes <br /> <br />Motion: Member Bakeman moved, seconded by Member Doherty, to approve minutes of April 6, 2005. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br /> <br />4. Communications from the Public: <br /> <br />a. From the Public: Public Comment on items not on the agenda: None <br /> <br />b. From Commissions: None <br /> <br />5. Information & Reports: <br /> <br />a. Planning File 3604: Request by Jeff Brown for a Variance to Section 1004.016 (Residential Dwelling <br />Dimensions - Lot Size, Rear Yard Setback and Side Yard Setback) and Final Plat of the Roseville City Code <br />for property located at 2550 Hamline Avenue. <br /> <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke provide a verbal summary of the <br />project report dated May 4, 2005. <br /> <br />Thomas Paschke advised that Jeff Brown seeks approval of Variances to Section 1004 (Residential Dimensional <br />Requirements - Lot Size, Front, Side and Rear Yard Setbacks) of the Roseville City Code and approval of the Final <br />Plat of Oakcrest Estates, a four lot single family residential subdivision. <br />Mr. Paschke further indicated that the property has a Comprehensive Land Use designation of "LR", Low Density <br />Residential (which allow up to 4 dwelling units/lots per acre), is located within Planning District 8, and has a zoning <br />designation of "R-1 ", Single Family Residence District. Three of the proposed lots (Lots 2, 3, and 4) must have their <br />required access on to Oakcrest Avenue, while the remaining lot (Lot 1) is required to have a Hamline Avenue <br />access. <br /> <br />On November 22, 2004, the City Council approved that Preliminary Plat of Oakcrest Estates, subject to 9 conditions. <br />Since that date Mr. Brown has been working toward meeting all of the listed conditions.
