The total impervious coverage on the parcel after construction of the 1,007 sq. ft. detached accessory structure <br />(garage) and driveway improvement and existing house improvements shall not exceed 5,556 sq. ft or 30% of the <br />overall 18,520 sq.ft. lot size. <br /> <br />b. The detached accessory structure (garage) shall be set back a minimum of 5 feet from the interior side yard <br />(north) property line and 21 feet from the front yard (west) property line. <br /> <br />c. No other detached accessory structure or garden shed shall be permitted on the parcel. The existing shed located <br />behind (north) the existing detached accessory structure shall be removed form the premises. <br /> <br />d. The size of the detached accessory structure shall not exceed 1,007 sq. ft. <br /> <br />e. The exterior color, design, and/or material of the detached accessory structure shall be similar to the principal <br />structure (Section 1004.01A12). <br /> <br />f. Drainage and roof gutters shall be installed to direct runoff away from the adjoining (north/west) property. <br /> <br />g. The variance shall expire within six months after the approval date (May 23, 2005) unless that applicant has been <br />granted a building permit. <br /> <br />Member White asked if 7.1.c was necessary. Thomas Paschke explained the need for restriction of future accessory <br />building development in terms of lot coverage. <br /> <br />Member Doherty asked the height of the new garage (cannot exceed 15' to mid point of roof and 9' wall height). <br /> <br />Russell Cattelan, 2824 Lakeview Avenue, said the garage will meet the height of the Code requirements and the <br />materials will be complimentary. He said some apple trees will be removed. No major landscaping is proposed. The <br />movement of the garage to the rear of the lot will allow some reduction in paved surface. The drainage allows water <br />to flow north and east, similar to what now occurs. <br /> <br />There was no further comment from the public. <br /> <br />Chair Traynor explained the site is unique, screened, and the building fits with the character of the neighborhood. <br />There will be a buffer along the side. <br /> <br />Chair Traynor closed the hearing. <br /> <br />Motion: Member Bakeman moved, seconded by Member Traynor, to recommend approval of a Variance to <br />Section 1004.01A7, and a 9 foot Variance to Section 1004.015 (Residential Dwelling Dimensions - Front Yard <br />Setback), subject to Section 5, 6, and 7 of the project report of May 5, 2005. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br /> <br />Motion: Member Traynor moved, seconded by Member Doherty, to recommend approval of a Conditional <br />Use Permit for Russell Cattelan, 2824 Lakeview Avenue, based on the findings in Section 5 and 6 and the <br />conditions of Section 7 of the project report dated May 4, 2005. <br /> <br />Ayes: 6 <br />Nays: 0 <br />Motion carried <br /> <br />6.
