Planning File 3638: Request by Russell Cattelan, 2824 Lakeview Avenue, for a Variance to Section 1004 and <br />a Conditional Use Permit pursuant to Section 1013 of the Roseville City Code to construct a 1,007 detached <br />accessory building on the premises. <br /> <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke provide a verbal summary of the <br />project report dated May 4, 2005. <br /> <br />Thomas Paschke advised that Russell Cattelan, 2824 Lakeview Avenue, is seeking approval of two variances and a <br />conditional use permit to replace an existing non-conforming detached accessory structure currently located in the <br />front yard, with a larger detached accessory structure in a similar location. <br /> <br />He further advised that the Cattelan parcel is a legal, pre-existing but non-conforming land locked parcel served by a <br />private access easement that provides the legal access and frontage to Lakeview Avenue (to the west of the house). <br />Another lot and house sets between the Cattelan house and the Lakeview Avenue right-of-way. <br /> <br />Mr. Cattelan seeks approval to replace the pre-existing 504 sq. ft. detached accessory building, located in the front <br />yard with a 1,007 sq. ft. detached accessory structure in a similar location in the front yard.
