<br />Stormwater Management <br />The Twin Lakes site has been developed to adhere to the City ofRoseviUe's Comprehensive Stormwater <br />Management Plan. The development area draining to Langton Lake will incorporate infiltration and <br />water quality standards per Rice Creek Watcrshed requirements Plior to discharging stormwater to <br />Langton Lake. Westward draining stomlwater mnoff will be coUected via the existing storm sewer <br />system and routed to the existing stomlwater pond south of the Centre Pointe development. <br /> <br />Site Signage Requests <br />Site sign age to consist of two sign types: 30 foot tall Center Monument Signs and 8 foot taU Ground <br />Monument Signs. The signs wiU provide identification of the development as weU as provide signage for <br />the retail tcnants. The signs will use materials that match the bnildings' architecture. <br /> <br />Public Right-of-Way and Public Easement Vacation <br />Development of Twin Lakes wiU require vacation of existing right-of-way and easements. <br />Approximately 1.6 acres of right-of-way associated with Mount Ridge Road will be vacated; <br />approximately 1.3 acres of roadway/utility easements will be vacated with the Twin Lakes <br />Redevelopment. Additional roadway and easement vacation may be required once all properties are <br />under control. <br /> <br />Conclusion <br />It is the intent of the Twin Lakes Redevelopment to accomplish the foUowing: <br />. To promote a planned unit development (PUD) for residential and commercial uses featuring design <br />continuity. A development which will reflect a cornman theme using a compatible architectural <br />design and consistency in signage, landscaping and lighting. <br />. To encourage orderly development of the property. <br />. To provide opportunity for greater flexibility in arranging land uses according to relative <br />compatibility, setbacks, convenience and community needs. <br />. To encourage patterns of development to meet the objectives of the City's planning principles and <br />provide a transition from quality commercial to buffer yards and to residential properties. <br />.
