Galtier, Matilda, or Farrington).

All properties between Western Avenue and the Railroad tracks have front yards abutting
the road.

Between the Railroad crossing and Dale Street, all of the properties adjacent to S. Owasso
Boulevard are single family homes. The majority of these properties have front yards
onto the road. Generally the properties directly adjacent to the lake, north and west of the
roadway, are below South Owasso Boulevard.

The following structures or landscape features are unique to this project and deserve
special consideration:

o Between Marion and Matilda, S. Owasso Boulevard goes through Ladyslipper Park.
To the north of the road is a large wetland complex that is connected to Lake Owasso.
To the south of the road are 8 platted lots that finish off this "conservancy" park.
o 303 S. Owasso Blvd. This is a large parcel ofland that can be subdivided into 4 lots.
o At 3005 in the NW corner of Western and S. Owasso, there is a very large Oak tree at
the comer. Care should be taken to protect this tree.
o The parcel with address 3051 S. Owasso Boulevard, contains an existing wetland that
is on property that is owned by the Owasso Hills homeowners association. This
wetland is a part of the city's comprehensive storm water management plan.
o Along the entire south side of this segment of road is the BNSF railroad tracks. This
is located on a 100 foot wide strip of property. This property is owned and managed
by the railroad.
o Just to the north of the railroad tracks, in the center of the project, there is a private
driveway that serves 349, 345, 337, 333, 329, 317 and 313. All of these homes are
located on the lake. The driveway is 10 foot wide and is made of gravel. This
driveway is entirely located on BNSF railroad right- of- way. The property owners
have an easement from the railroad for this access. These property owners have
concerns about drainage along their driveway, through their properties, and into Lake
Owasso. The City has both watermain and sanitary sewer mains located underneath
this private driveway.
o The garages at 363, 365,367,375,381,385,389, and 397 are very close to the street
right- of- way. These driveways are not long enough to park vehicles in, most of
them are less than 10 feet long.
o The property at 411 does not have a driveway. The property owner currently parks on
the shoulder of the road.
o 421,423, and 433 share a private driveway
o The properties at 450,472 and 562 do not directly abut S. Owasso Blvd. These
properties are on the south side of the Railroad right- of- way.

Project P-ST-SW-05-06
S.
