The emailed withdrawal was <br />placed on file. <br />There was no further public comment. <br />Motion: Member Traynor moved, second by Member Bakeman to accept the withdrawal of <br />Meritex and Voyd Trailers for an Interim Use Permit. <br />Ayes: 4 <br />Nays: 0 <br />Motion carried: 4-0 <br />c.Planning File 3703: Bonten, Inc. (Bonestroo & Associates) request for PRELIMINARY PLAT & <br />VACATION of CERTAIN EASEMENTS, at 2335 & 2361 West Highway 36, which would ultimately <br />allow the construction of a 4 story office building. <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke and City Engineer Debra <br />Bloom to provide a verbal summary of the project report dated January 4, 2006. Mr. Paschke explained <br />the complexity of the project and consequently Bonten, Inc. (Bonestroo, Rosene, Anderlik & Associates) <br />has requested approval of VARIANCES, VACATION of certain PUBLIC EASEMENTS, and <br />PRELIMINARY PLAT for their property. These actions are precipitated by their desire to redesign the <br />existing storm water pond that lies between the two existing office buildings; fill the narrowest portion of <br />the pond and install two box culverts to connect the separated ponds; and construct a four story office <br />building over the box culverts (new office building to connect the existing structures/campuses) and <br />within the public easement. <br />Three of the existing parcels addressed as 2361 Highway 36 West have a Comprehensive Land Use <br />Map designation of I, Industrial and a zoning designation of I-1, Light Industrial. The existing 5 lots <br />addressed as 2325, Highway 36 West and 2357, 2335, and 2369 Fulham Street, have a Comprehensive <br />Land Use Map designation of B, Business and a zoning designation of B-4, Retail Office Service District. <br />North of subject property is Ternes-Burton (manufacturing/light assembly) , zoned Light Industrial; south <br />4 of 83/13/2006 8:52 AM <br /> <br />
