City of Roseville - Variance Board Minutes for April 7, 2004Page 2 of 3 <br />Thomas Paschke explained two actions (approve by resolution or deny with findings). <br />Thomas Paschke advised that the Community Development Department recommended approval of <br />a 304 sq. ft. (3%) Variance to Section 1004.01A6 (Maximum Total Surface Area) and a 2 foot <br />Variance to Section 1004.01E (Exception) of the Roseville City Code for Steve Hanon to allow an <br />addition to the existing attached garage and driveway at 2458 Sheldon Street, based on the findings <br />in Section 5 and compliance with the following conditions: <br />a.The attached garage addition being limited to a size of 248 sq. ft. <br />b.The attached garage addition encroaching no more than 2 feet into the 40 foot front yard <br />(regulatory setback distance) and/or lie a minimum of 38 feet from the front property line <br />adjacent to Sheldon Street. <br />c.The attached garage addition being set back a minimum of 7-1/2 feet to the side yard (north) <br />property line as indicated on the submitted survey. <br />d.Impervious coverage being limited to 3,450 square feet, a 304 sq. ft. increase (33% total) in <br />the parcel’s allowable coverage. <br />e.Gutters installed along the eves of the accessory garage to direct roof drainage to the front <br />and rear yard (if possible), specifically away from the adjacent residential property to the <br />north. <br />f.The review and approval of a building permit must be consistent with the approved site plan <br />and variance. <br />Applicant Steve Hanon explained that his family has been in the house since 1995. The garage is <br />too small for a pickup and a family car. His children currently have cars. There is a boat to store in <br />the yard. There is a need for more storage in an expanded two car garage. There were no further <br />comments from the public. <br />Chair Stone closed the hearing. <br />Member Blank said the request was reasonable; the expansion to the north does not require a side <br />yard variance as objected to by the neighboring property owners. <br />Member Bakeman asked for material details to be used in the expansion. (Hanon will use same or <br />similar materials. The extension of existing roof line will be constructed in a similar fashion as the <br />house to the north. <br />Member Bakeman recommended a requirement that materials will match the existing materials. She <br />said she was concerned about front expansion that does looks out-of-place in comparison to others <br />on the same street. <br />Motion: Member Bakeman moved, seconded by Member Blank, to adopt a resolution VB1-04 <br />approving a 304 sq. ft. (3%) Variance to Section 1004.01A6 (Maximum Total Impervious <br />Coverage) and a 2 foot Variance to Section 1004.01E (Exception) of the Roseville City Code <br />for Steve Hanon to allow an addition to the existing attached garage and driveway at 2458 <br />Sheldon Street, based on the findings in Section 5 the conditions of Section 6 of the project <br />report dated April 7, 2004, and including a new condition to require the addition to have <br />matching materials to the existing home and garage. <br />Ayes: 3 <br />Nays: 0 <br />Motion carried: 3-0 <br />Chair Stone explained the 10 day written appeal process. <br />http://www.ci.roseville.mn.us/council/variance/minutes/2004/vb0407.htm5/1/2006 <br /> <br />
