City of Roseville - Variance Board Minutes for November 3, 2004Page 3 of 3 <br />Thomas Paschke explained that the Rehnbergs have submitted a proposal to replace their existing <br />308 sq. ft. single stall detached accessory structure (garage) with a two stall structure that is 672 <br />square feet in size, generally in the same location. Section 1004.01A5 (Overall Area) limits <br />residential properties to a maximum impervious coverage of 30% of the lot size. The proposal by the <br />Rehnbergs seeks allowance of an increase in the parcels overall impervious coverage from an <br />allowable 2,412 sq. ft. to a proposed 3,557 sq. ft. <br />The Staff recommends approval of a 1,145 sq. ft. Variance to Section 1004.01A6 of the Roseville <br />City Code to allow the construction of a 672 sq. ft. detached accessory structure at 1316 Shryer <br />Avenue, based on the findings in Section 5 and the following conditions: <br />a.The detached accessory structure shall be limited to a size not to exceed 672 sq. ft. <br />b.Total impervious coverage on the parcel shall not exceed 3,557 sq. ft. <br />c.The new detached accessory structure shall be setback a minimum of 5 feet from the side <br />yard and rear yard property lines. <br />d.No other detached accessory structure or garden shed shall be permitted on the parcel. <br />e.The property owner shall work with the City on reducing the size of the proposed driveway <br />access if possible. <br />f.A site plan indicating all existing conditions and the proposed improvement must be <br />submitted with the building permit application. <br />Member Mulder asked for clarification of the variance history in the neighborhood. <br />Christine Rehnberg explained the need for the project. <br />There being no further public comment, Chair Bakeman closed the hearing. <br />Motion: Member Mulder moved, seconded by Member Boerigter, to adopt a Resolution <br />approving a 1,557 sq. ft.
