City of Roseville - Variance Board Minutes for November 3, 2004Page 2 of 3 <br />City Code for Cliff Gustafson, 1666 Oakcrest Avenue, based on the findings in Section 5 and the <br />following conditions: <br />a.The detached accessory structure (when the addition is complete) shall be limited to a size <br />not to exceed 820 sq. ft. <br />b.Total impervious on the parcel shall not exceed a total of 4,219 sq. ft. <br />c.The addition to the existing accessory structure shall meet the 5 foot side yard setback or be <br />on the same setback line as the existing structure. <br />d.A site plan indicating all existing conditions and proposed improvements must be submitted <br />with the building permit application. <br />e.No garden shed or additional detached accessory structure shall be allowed. The existing <br />garden shed (indicated on 2003 aerial photography) shall be removed. <br />Member Mulder asked for clarification on the size of the proposed garage relative to the existing <br />house. (House is 1321 s.f.) Cliff Gustafson explained the need for additional space and the existing <br />lot coverage. The house is small and needs expansion. He has chosen a garage expansion. There <br />are other homes with similar storage problems. He handed out pictures illustrating several cases. <br />The garage will be an extension with same materials. <br />Chair Bakeman asked if there will be two separate rooms in the garage (yes). <br />Member Mulder asked if roof drainage will be four way from a common hip roof. Will the roof water <br />running to the west drain into the neighbor’s yard? Member Mulder asked that the drainage off the <br />roof be managed with gutters if needed after staff review. Drainage should be to the north or south. <br />Chair Bakeman corrected the project report dated November 3, 2004, (Section 8, page 5) to read as <br />follows: <br />There being no further public comment, Chair Bakeman closed the hearing. <br />Motion: Member Mulder moved, seconded by Member Boerigter, to adopt a Resolution <br />approving a 731 square foot Variance to Section 1004.01A6 of the Roseville City Code for <br />Cliff Gustafson, 1666 Oakcrest Avenue based on the findings in Section 5 and the conditions <br />of Section 6 of the project report dated November 3, 2004, as follows: <br />a.The fence not exceeding a height of 8 feet when measured from the existing grade to the top <br />of fence. <br />b.The fence being placed directly adjacent the rear of the home in (generally) the southwest <br />corner of the parcel and in a 24 foot - 32 foot - 24 foot (w/gate) configuration, which <br />surrounds a deck and Japanese garden. <br />c.The fence being a board-on-board design as per the submitted plans of July 13, 2004. <br />d.The drainage plan must be reviewed by staff (as per Variance Board discussion) <br />Ayes: 3 <br />Nays: 0 <br />Motion carried: 3-0 <br />b.Planning File 3606: Request by Christine and Kris Rehnberg, 1316 Shryer Avenue for a 1,145 <br />square foot Variance to Section 100401A5 (Overall Area) of the Roseville City Code to allow <br />the replacement of an existing detached garage. <br />Chair Bakeman opened the hearing and requested City Planner Thomas Paschke provide a verbal <br />summary of the project report dated November 3, 2004. <br />http://www.ci.roseville.mn.us/council/variance/minutes/2004/vb1103.htm5/1/2006 <br /> <br />
