Mr. Phillips advised that such a design had been his first choice, but with the flooding on the south side the lot, it several of the points made by Mr. Golinvaux, that the majority of the concerns expressed by Mr. Golinvaux were those best dealt with by the applicant and Mr. Golinvaux; and Chair Traynor encouraged both parties to work together cooperatively to come to a solution that would benefit both parties. Chair Traynor reminded Commissioners of the need for consistency in the redevelopment of all of these dealerships and the conditions applied to conditional user permit approvals. Chair Traynor expressed his preference to table the matter to a future meeting, but lacking Commission consensus, instead encouraged the applicant and adjacent property owners and interested parties to work together resolution prior to the Council meeting. Motion: Member Boerigter moved, seconded by Member Doherty, to RECOMMEND APPROVAL of a CONDITIONAL USE PERMIT for Walser Automotive Group at 2775 Highway 35W, based on the findings of Section 5 and conditions of Section 6 of the project report dated July 12, 2006; as amended to reflect 6.1a, revised to increase the overall size to a maximum of 50,000 square feet as requested by the applicant for flexibility, with his anticipating the final square footage will be under that maximum; and addition of condition 6.1(m): All rooftop mechanicals will be completely screened.
