Call to Order <br />Chair Bakeman Called to Order the meeting of the Roseville Variance Board at 5:30 p.m. <br />2. Roll Call & Introductions <br />Present: Commissioners Doherty; Boerigter; and Chair Bakeman <br />Staff Present: Associate Planner Bryan Lloyd and City Planner Thomas Paschke <br />3. Approval of Minutes <br />Staff presented a portion of the draft minutes for the meeting of May 3, 2006. <br />Member Doherty moved, seconded by Member Boerigter, approval of a portion of <br />the draft minutes of the May 3, 2006 meeting of the Variance Board. <br />Ayes: 3 <br />Nays: 0 <br />Abstain 0: <br />Motion carried. <br />There were no Public Comments; and no Consent Agenda was presented at tonight’s <br />meeting. <br />4. Public Hearings <br /> a. PLANNING FILE 3761 <br />VARIANCE to Section <br />Request by Constance Briol, 2025 Lexington Avenue, for a <br />1004.01A6 (Maximum Total Surface Area) <br />to allow the replacement of an existing <br />detached accessory structure and a reduction in the existing impervious coverage on <br />the parcel. <br />Chair Bakeman reviewed the process for Public Hearings and opened the first Public <br />Hearing. <br />Associate Planner Bryan Lloyd reviewed the request of Ms. Briol to reduce the <br />overall impervious surface area on her residential lot from 3,700 square feet (43% <br />coverage) to approximately 3,400 square feet (40% coverage), through the removal <br />of an existing, detached accessory building, reduction of the rear driveway area, and <br />construction of a new detached accessory structure. <br />Staff recommended approval of the variance. <br />Discussion included existing and improved and reduced impervious coverage and <br />how that related to the requested variance, with staff clarifying that the variance was <br />necessary, as the resulting impervious surface area and end result would still exceed <br />the maximum allowed under City Code. <br />City Planner Paschke advised that, in an attempt to maintain conformity and achieve <br />a net reduction, with the property having a long driveway and the applicant’s need to <br />make major accommodations accordingly, staff was supportive of the request, given <br />the unique situation. <br />Consensus of the Variance Board was that, due to pre-existing conditions, it would <br /> <br />
